How it works

A hard money lender cares most about the property: what it’s worth today, what it will be worth after your plan, and how you will repay. Because the building carries the loan, approval can happen quickly even when your financials are complicated.

Payments are typically interest-only, and the full balance is due at the end of a short term. Pricing is higher than a bank loan, usually including origination points, which is why it is meant to be temporary.

A good fit when

  • A purchase has to close faster than a bank can move.
  • The property is vacant, mid-renovation, or otherwise not bankable yet.
  • You need a bridge until long-term financing or a sale is in place.
  • Recent credit, tax, or income issues rule out a conventional loan for now.

Plan the exit first

Before anything else, we will ask how the loan gets paid off. Usually that means refinancing into a long-term loan once the property is leased up or renovated, or selling it. A realistic exit is what makes the numbers work.

What to have ready

  • Property address, purchase contract, or current payoff
  • Your budget and timeline if you plan improvements
  • Your exit plan: refinance, sale, or lease-up

Every loan is subject to underwriting and approval, and actual terms depend on the property, the business, and the borrower.
